These Terms of Service are set up to keep things running smoothly for all of us and to set proper expectations. When you hire us, you are accepting our Terms of Service.

Our services operate like a subscription: once approved, your services will automatically renew each year, ensuring uninterrupted care for your lawn and landscape. If there is a price increase for the upcoming season, we will notify you in advance.

If you’re unhappy with our service, please let us know so we can address any issues promptly. Reach out to management directly via Facebook, phone, or email, rather than speaking to on-site crew members. This ensures we are fully informed and can work with our teams to resolve the matter.

Work Days: All services are scheduled Monday through Friday. Weekend and holiday work is typically avoided but may occur if weather causes delays.
Spring Clean-Up & Dethatching:
Start: Early April to early May (weather permitting).
Mulch Installation & General Clean-Ups:
Start: Mid-April to early May (weather permitting).
Can be scheduled any time during the season.
Lawn Mowing:
Start: Early to late May.
End: Mid to late October.
Leaf Clean-Up:
Start: Mid-October.
End: Late November.
To ensure a smooth and efficient service, please take the following steps before your scheduled visit:
Remove Miscellaneous Items
Pick up all items from your yard, such as:
Trash
Pet waste ("doggy piles")
Toys
Furniture
Hoses
Large sticks or branches
Note: If excessive pet waste, toys, or other objects are left in the yard, there will be an additional $15 cleanup fee. Alternatively, we may go around the items, which could leave those areas un-serviced.
Check Irrigation Heads
Ensure that all sprinkler or irrigation heads are functioning properly and are not sticking up. Items left inoperable or in the mower’s path may result in damage, for which we cannot be held responsible.
Gate Access
If your property has locked gates, please provide a key or access code prior to your service date to avoid any delays or missed areas.
Weekly Service Schedule
We will visit your property every week on the same day to maintain your lawn. In the event of weather delays or forecasts predicting inclement weather, we may need to adjust your service day by arriving earlier or later. Rest assured, we’ll return to our regular schedule the following week, even if it means only a short interval between mowing. This consistency ensures your lawn remains healthy and well-maintained.
Manicured & Professional Results
After every visit, your lawn will look clean, tidy, and professionally manicured.
Additional Time Charges
For weeks requiring a double cut, there will be an additional charge of 1.5x the standard rate.
If more time is needed due to seasonal growth (common in spring) or an initial cleanup, additional labor charges will apply.
Obstructions or Delays
Please notify us in advance if there are circumstances that might interfere with our service, such as:
Ongoing yard/house projects
Construction, moving trucks, or vehicles blocking access
Fallen trees or other obstructions
Drought or other limiting conditions
A $35 minimum trip fee applies if we arrive but cannot perform the service due to unforeseen conditions.
Service Skips
You may skip up to four services during the season without losing your regular schedule spot. Please notify us at least 48 hours in advance by texting 651-274-9944, and we’ll do our best to accommodate your request.
Excessive Growth Charges: If your lawn requires two or more cuts or additional trimming due to excessive growth, an extra charge—typically 1.5 times the regular mowing rate—will apply. This covers the additional time and effort required.
Pruning Requirements: Please ensure that trees and bushes are pruned for safe and easy access to the lawn. We will avoid areas that are inaccessible due to overgrown trees or bushes. However, we do offer shrub trimming services if you'd like us to handle this for you.
Deposits: For larger projects or first-time services, a 50% deposit is required before work begins. The remaining balance will be due upon completion of the service.
Late Invoice Fees: Payments are due on the day service is completed. A $10 late fee will be applied for any balance not paid within 15 days. An additional $30 will be charged every 15 days thereafter until the balance is paid in full.
Call 811: Ensure all underground utilities are marked.
Mark Underground Features: Clearly mark any invisible fences, cables, irrigation lines, heads, or other features. These should ideally be buried 6 inches or more below the surface. Use spray paint, flags, or similar markers to identify their locations.
Our team will take care to avoid marked features, but please note:
Limitation of Liability: We are not responsible for damage to unmarked underground items.
Property Damage Policy
Contractor Responsibility: The CONTRACTOR will repair any negligent property damage caused by the CONTRACTOR or its employees, provided the damage is reported within the following terms:
The CLIENT must notify the CONTRACTOR, in writing, within 48 hours of the damage occurring.
Failure to notify within the specified period releases the CONTRACTOR from any liability for damages.
Client Responsibility: The CLIENT is responsible for marking all underground features to the best of their ability prior to the commencement of work.
Waiver of Damages
The CONTRACTOR will not be obligated to repair or compensate for property damage that is not reported in a timely and proper manner, as specified above.
Pre-Snowfall Preparation
In the fall, Freedom Stripes Lawn will personally inspect and mark the customer’s driveway to ensure safety and define the snow removal area.
Do not move markers once placed, and avoid adding landscaping, rocks, or other items inside the marked area.
During Snow Season
Keep the marked area clear of debris, including firewood, children’s toys, and other objects, as these can become hazards if covered by snow.
If access is blocked by vehicles, garbage cans, floor mats, or other obstacles, our team may refuse service.
Service Details
Snow removal will begin when snowfall reaches 1-2 inches.
Timing of snow removal may vary daily and per event. During significant snowfall, services may occur more than once in 24 hours.
Midwest Outdoors has up to 24 hours to complete snow removal following any storm.
Responsibilities and Liabilities
Midwest Outdoors is not responsible for:
Damage to landscaping, pavement, or concrete on the property.
Scratches, gouges, or chain marks from normal snow removal procedures.
Damage caused by improper driveway construction, sinking, or poor compaction.
We will reasonably repair damage caused by gross negligence.
Spring Cleanup
Midwest Outdoors will return in the spring to remove all driveway markers.
As part of the spring cleanup, any turf damage or gravel displaced into the grass during snow removal will be repaired
