These Terms of Service are set up to keep things running smoothly for all of us and to set proper expectations. When you hire us, you are accepting our Terms of Service.

At Midwest Outdoors, we prioritize your satisfaction! Our goal is to provide exceptional service so you’ll never want to leave. That’s why we don’t require a written contract. However, we kindly ask for a two-week written notice for any cancellations.
We strive to deliver reliable, high-quality service at a fair price.
Our services operate like a subscription: once approved, your services will automatically renew each year, ensuring uninterrupted care for your lawn and landscape. If there is a price increase for the upcoming season, we will notify you in advance.

If you’re unhappy with our service, please let us know so we can address any issues promptly. Reach out to management directly via Facebook, phone, or email, rather than speaking to on-site crew members. This ensures we are fully informed and can work with our teams to resolve the matter.

Work Days: All services are scheduled Monday through Friday. Weekend and holiday work is typically avoided but may occur if weather causes delays.
Spring Clean-Up & Dethatching:
Start: Early April to early May (weather permitting).
Mulch Installation & General Clean-Ups:
Start: Mid-April to early May (weather permitting).
Can be scheduled any time during the season.
Lawn Mowing:
Start: Early to late May
End: Mid to late October
Leaf Clean-Up:
Start: Mid-October
End: Late November
To ensure a smooth and efficient service, please take the following steps before your scheduled visit:
Remove Miscellaneous Items
Pick up all items from your yard, such as:
Trash
Pet waste ("doggy piles")
Toys
Furniture
Hoses
Large sticks or branches
Note: If excessive pet waste, toys, or other objects are left in the yard, there will be an additional $15 cleanup fee. Alternatively, we may go around the items, which could leave those areas unserviced.
Check Irrigation Heads
Ensure all sprinkler or irrigation heads are functioning properly and not sticking up. We are not responsible for damage to exposed or malfunctioning irrigation components.
Gate Access
If your property has locked gates, please provide a key or access code prior to your service date to avoid any delays or missed areas.
Weekly Service Schedule
We will visit your property every week on the same day to maintain your lawn. Weather delays may result in an earlier or later visit, but your regular day will resume the following week.
Manicured & Professional Results
After each visit, your lawn will appear clean, tidy, and professionally maintained.
Additional Time Charges
Double cuts will be charged at 1.5x the standard rate.
Additional labor charges apply for seasonal growth or initial cleanup needs.
Obstructions or Delays
Notify us in advance if there are:
Ongoing yard/house projects
Vehicles or objects blocking access
Drought conditions
Fallen trees or obstructions
A $35 minimum trip fee applies if we arrive but cannot perform the service due to unforeseen obstacles.
Service Skips
You may skip up to four services per season without losing your regular schedule spot. Notify us at least 48 hours in advance by texting 612-558-0782.
Excessive Growth Charges: 1.5x the regular mowing rate for double cuts or heavy trimming.
Pruning Requirements: Ensure trees and bushes are trimmed for access. We offer shrub trimming if needed.
Deposits: A 50% deposit is required for large projects or first-time services. The remainder is due upon completion.
Late Invoice Fees:
Payments are due the day of service.
A $10 late fee will be applied after 15 days.
An additional $30 will be charged every 15 days thereafter until the balance is paid in full.
For any project involving digging (e.g., mulch, trenching, planting), take the following precautions:
Call 811 to mark underground utilities.
Mark underground features such as fences, cables, and irrigation lines.
Limitation of Liability: Midwest Outdoors is not responsible for damage to unmarked underground features.
Contractor Responsibility:
Midwest Outdoors will repair negligent damage caused by its crew if reported in writing within 48 hours of the incident.
Client Responsibility:
Clients must mark underground items and notify us of any hidden concerns.
Waiver of Damages:
Damage not reported properly or in a timely manner releases us from liability.
Pre-Snowfall Preparation
In the fall, Midwest Outdoors will inspect and mark the customer’s driveway for safe snow removal.
Do not move markers or add landscaping/rocks inside the marked area.
During Snow Season
Keep snow areas clear of debris, toys, and other objects.
If access is blocked, we may refuse service.
Service Details
Snow removal begins at 1–2 inches accumulation.
Services may occur more than once in 24 hours during heavy snow.
We have up to 24 hours to complete snow removal after a storm.
Responsibilities and Liabilities
Midwest Outdoors is not responsible for:
Damage to landscaping, pavement, or concrete
Scratches or gouges from snow equipment
Damage from poor driveway construction
Reasonable repairs will be made if damage is caused by gross negligence.
Spring Cleanup
Midwest Outdoors will remove all snow markers in spring.
We will repair turf damage or displaced gravel during our spring cleanup.
